Prepare to Rent Your Home

As experienced rental property owners ourselves, we have many years of experience preparing properties for rent. We have learned through trial and error how to quickly attract quality tenants and how to get the best rental prices for our clients. We have long standing deals with local Houston area contractors that give us volume based pricing on everything from locksmiths, to painting and landscaping services.

A helpful checklist for property owners to prepare their properties for rent:

  • Secure the Property – rekey all the locks, change the garage and alarm codes. Change the locks to mail boxes, gates, and sheds.

  • Clean or Replace the Carpets – professionally steam clean or replace the carpets when necessary. We have ongoing relationships with carpet cleaners and carpet installers.

  • Deep Clean the Property – this includes top to bottom cleaning of appliances, baseboards, tile, blinds, and fixtures.   • Clean and Replace Vents and Air Filters – we recommend replacing reusable air filters with disposable filters. Replace and repair all appliances, if necessary.

  • Landscape the Property – remove all debris, cut and trim hedges and grass. Check and change broken sprinkler heads. A properly landscaped yard will speak volumes to quality tenants.   • Check the Ceiling Fans and Smoke Alarms – just because they may be there, doesn’t mean that they are working.

  • Inspect and Clean all Windows – make sure sliding windows and doors are working properly and that the locks work.

  • Clean and Replace all Screens – torn and damaged screens create a bad first impression.

  •  

  • Exterminate if Necessary – fleas, bedbugs, mice and other pesky critters are a part of life in South Texas. Better to tackle any potential problems before tenants move in.

  • Paint and Repair – We recommend a fresh coat of paint for any property before it is rented. Repair any holes in the walls, broken railings, door jams, etc. We have painting contractors and maintenance people regularly work for us and that give us volume discounts.
